It seems like a reoccurring theme with businesses that can survive in Nob Hill now. One of the realizations I've had being on the NH B.O.D. is that the residents are caught between a rock and a hard place.  None of us want to see empty buildings on Central and we cherish our businesses. We are deeply saddened by those that couldn't survive high rents during ART and certainly got destroyed during Covid -19 .

Many of us continue to live in Nob Hill because of the hope of a return to the variety of businesses that existed at one time here. Quaint shops, etc.
 Parking is a major problem!!! patrons spill over into the neighborhoods.  Our B.O.D. continues to explore solutions for parking.  I have been conflicted in supporting any type of liquor license without food being offered. The part that disturbs me the most is what will happen to Nob Hill when every empty building is filled with Bars and Recreational Marijuana shops?   Is this what we as a community want to see? 

Flora has lived through many changes in Nob Hill and has witnessed its erosion.  She is 100 percent correct!  The more bars we accept coupled with the Recreational cannabis coming soon, is a recipe for disaster.  Mental Impairment causes disruption on all levels to neighborhoods.
Many owners of Businesses in Nob Hill do not live in Nob Hill which at times creates a disconnect between residents and businesses.   
And as for homelessness,  It is already here and we deal with it on a daily basis hoping our approval of funding to remedy this problem will someday help those who are down and out.  It's heartbreaking.

I will continue to vote my conscious and support a variety of well rounded businesses for Nob Hill and will be cautious about giving credence to any industry that alters mental behavior which can negatively impact our Neighborhoods.  Ultimately, if dominance of these businesses continue, many long term neighbors will re-locate to family friendly neighborhoods.

I’ve lived on Hermosa NE for 20+ years and remember when this neighborhood was vibrant, before the 2008 recession. The property is zoned for this; it’s an appropriate use. The “available” properties on Central are held by a handful of property moguls who, clearly, have no problem keeping places empty to prop up unsupportable rents in the current economy and especially given what ART has done to destroy Central. I think it’ll be a tough go for them at this location; but see no reason to deny them a use the property is intended for. I’m aware they are a responsible business. I support this application.

I am not familiar with the business and will wait for the official call for service reports before commenting on this aspect of the application. 
The location is too close to residents; consider traffic, noise, and parking. I do agree it is encroaching into

This email is notice that Consensus Planning is preparing an application for a Conditional Use Approval to be submitted for review by the Zoning Hearing Examiner (ZHE) to allow a “taproom or tasting room” within an MX-L (Mixed-use Low Intensity) zone district.

 

The subject property is located at the northwest corner of Copper Avenue and Hermosa Drive NE. The Applicant, High and Dry Brewery is excited to propose a public house as their second location in the eastern building on the property, which was most recently used as a tattoo parlor. There is also a restaurant located on the site. Attached are a conceptual site plan and building renderings and additional information about this request. The primary change to the site will be the addition of a patio on the south and east sides of the building.

 

We would like to submit our application to the ZHE on Tuesday, July 6th for a public hearing on August 17th. To meet this schedule, we are proposing a possible neighborhood meeting to discuss this project with your Associations on either Thursday, July 1st or Monday, July 5th. We hope one of these days works for you. Please let me know which works best. If you determine there is not a need to meet, please also let me know, so we can proceed with our application. We are also happy to present at additional meetings after making our application.
