Why do single family homes have setback requirements but these newer, multi-story buildings don’t? Why doesn’t the solar regulation apply to them? As for why storefronts are empty, perhaps the lockdown finished off what ART didn’t destroy. We knew before Lead and Coal were made one-way racetracks and ART was approved that these “enhancements” wouldn’t benefit the neighborhood and they haven’t. 

The city has essentially been flashing it’s middle finger at this neighborhood for sometime. It’s important to get involved with the developer and the hearing process on this and other projects in hopes of preventing the city from granting additional permanent code violations on the neighborhood.

The property at the Southeast corner , it has the number 3300 on your map. They are planning a three story apartment complex with up to 40 units with the entrance on Wellesley and the exit on the alley. I think anything that large is out of character with the neighborhood.

I think all of the neighbors should be informed of any changes to this property as it will definitely affect anyone living nearby as to the proposed multi-family multi-story plan for this property. It will affect traffic, parking etc. And it will be the tallest building in the neighborhood and it's the only property that has been zoned RMH, from Girard to Washington. This is an important change to the entire neighborhood and should be on the radar of everyone living in the Nob Hill area.
