What the city and neighborhoods are doing now to enforce low density building, is not working. We don’t have the water that we would need to maintain even small yards with a couple trees. There’s so much vacant and under utilized properties. We desperately need this fill-in. We already missed out on having a nice big beautiful apartment complex on Central Avenue and what we got is a storage unit with no setback. Even a gradual setback didn’t happen. Then I don’t know what happened at Adams and Central NE where an unsightly lot could’ve been filled in with a multiplex apartment building. That developer was willing to have lots of offstreet parking spaces and all the setbacks that we requested.
We need housing desperately, we absolutely have to stop the sprawl if we expect to survive with very unstable water resources. An argument could be made that all of this vacant land and not having density is causing the homeless having an opportunity to live easily in the inner city illegally.
We can do better.

No, Market rate, more luxe.

Also, they are mostly one-bedrooms, with a few studios and two-bedrooms. (Earlier someone said it was studios with some 2BRs.)

Are these 40 units being built for student housing?  What tenant population is the developer targeting?

I think all of the neighbors should be informed of any changes to this property as it will definitely affect anyone living nearby as to the proposed multi-family multi-story plan for this property. It will affect traffic, parking etc. And it will be the tallest building in the neighborhood and it's the only property that has been zoned RMH, from Girard to Washington. This is an important change to the entire neighborhood and should be on the radar of everyone living in the Nob Hill area.
