My prognostication is that they will follow what has bwcome the "routine" business model price it at or just above the market high point, as was done with the other projects on Central, Richmond, etc.. Then they will sell to another corporate speculator.

The entire project is very interesting.

What would be great is if the developers built 6 single family homes on those lots .
Maybe a casita or small dwelling to each residence which would provide extra living units or mother in law suites.
Just a thought but I’m sure developers want to maximize their investment.

John,
Here is the homework that needs to be done. Someone needs to find out when lots 3,4,5,6, got rezoned from R1 to R3 and was it done legally? I can't find that information on any of the sites. The reason it's so important is because the R3 zoning was the  basis for redesignation to RMH in the Integrated Development Ordinance (IDO) of 2018. The only thing I have been able to find is that in 2015 those lots had already been rezoned from R1 to R3(now RMH).
Note, R1 is residential single family dwelling per lot, R3 is residential multi housing.  How did this happen to lots 3,4,5,and6?  Can you ask the Nob Hill Neighborhood Association if they can find that information? Our only hope to fight this is if there's any way we can challenge the rezoning of lots 3,4,5,and 6 from R1 to R3.
Please share this.

Hello All,
I do support affordable multifamily developments, in general. However, I have significant concerns regarding any multifamily development at this particular property.
Any multifamily development at this site must include enough parking ON THE PROPERTY to accommodate ALL reasonably potential drivers.  Basically, this means at least 2 spaces per unit.
Also, as we all know, the recent multifamily developments within our immediate and adjacent neighborhoods have overtly violated elevation/height restrictions. These excesses were and are premeditated with based on the past lack of enforcement of existing code restrictions.  Multistory units are, theoretically and potentially, more energy efficient and environmentally sustainable.  However, there must me absolute consideration of the impact on the social/cultural environment that makes Nob Hill the neighborhood that we all cherish.  Don't be swayed by any deprecating and smarmy rhetoric presented by developers and their bureaucratic enablers.
Keep in mind that their ultimate goal is profit and not our well-being or that of their intended clientele.
We've seen this played out time and again in our neighborhoods. Be vigilant.
Cheers,
Sam

I think all of the neighbors should be informed of any changes to this property as it will definitely affect anyone living nearby as to the proposed multi-family multi-story plan for this property. It will affect traffic, parking etc. And it will be the tallest building in the neighborhood and it's the only property that has been zoned RMH, from Girard to Washington. This is an important change to the entire neighborhood and should be on the radar of everyone living in the Nob Hill area.
