Hi Gary and John,

Thanks for reaching out! As a former Nob Hill resident, I saw some of the emails on the neighborhood listserv over the last few days. For the record, I also formerly worked at Consensus Planning at the very early stages of this project, but I left to return to the City prior to the application that was made for demolition to the Landmarks Commission.

 

I am Happy to provide updates on any applications here at the City, but as of now I do not know much more than anyone else.

 

  • From County Assessor records, which we received an update to in May for our City mapping applications, it appears the developer has taken ownership of the property.
  • There was a Sketch Plat review that occurred in 2022, which I was previously involved in discussions about as a consultant. The property currently consists of 6 lots that would need to be consolidated for a single redevelopment. We have not received any other application at this time to actually complete a lot consolidation.
  • The Landmarks Commission reviewed and approved demolition of the property in November 2022.
  • Multiple Code Enforcement actions are in our system for 208 Wellesley over the last year, to include potential break-ins, vandalism, lack of utilities making it substandard, and reference to a recent fire.
  • The demolition permit was issued by the City on May 17th.

 

Prior to construction of anything new on the property, the owner/developer will need to get a Site Plan/Building Permit approval(s) from Planning. A usual first step toward that is also getting approval from the City’s Transportation and Hydrology engineers for a Traffic Circulation Layout (TCL) and a Grading & Drainage Plan, respectively. There is no indication that any of those have been applied for at this point in time. If we receive an application for any of those, and I know about it, I can pass that information along. Hopefully the developer or architect can provide updates to that effect as well.

 

Lastly, the Site Plan approval will require at least some emailed notice to the Neighborhood Association representatives, which in this case is Nob Hill.

Mr. Eyster. I was wondering when the next meeting of the neighborhood was and thought it might be a good idea if we could have the Wellesley Silver Property on the agenda and see if we could get someone from the planning department to attend and inform us of what is being planned for the property. As the destruction is now done and mostly moved off of the property it seems like a good time to find out where they are at with the planning for what is going to replace what was there.
