Dear Nob Hill Neighbors,

A coalition of neighborhood associations—including the Nob Hill Neighborhood Association and the District 7 Coalition Board—has formed to oppose a proposed Maverik gas station at the Red Arrow, the corner of Carlisle Boulevard and Indian School Road NE. This intersection serves as a gateway to Albuquerque's core neighborhoods, including Nob Hill, and we believe this proposal threatens the character and safety of our communities.

We are concerned about five key issues:


  1. Traffic Safety. This high-volume intersection sits near Interstate 40, and vehicles exiting the fueling station will have difficulty returning to the interstate without cutting through residential streets. A fourth gas station will increase turning movements and create additional hazards for drivers, cyclists, and pedestrians navigating our neighborhoods.
  2. Health Impacts. Gas stations emit benzene and other known carcinogens. Peer-reviewed research documents elevated health risks—including childhood leukemia—for residents living near fueling facilities. A preschool sits directly across the street from the proposed site. Residential homes share a border with the property, less than 300 feet away. The Maverick gas station is proposing 12 pumps. This total equals the combined total of the three gas stations directly next to the proposed Maverik. 
  3. Public Safety. Albuquerque Police Department data shows increased calls for service at Maverik locations. Adding another 24-hour fueling station to this intersection will place additional demands on public safety resources serving our neighborhoods. The proposed gas station will operate 24 hours, may sell alcohol, and will have a ~5500 square foot convenience store. Gas stations like this one will increase APD calls for service and burden our already understaffed police force. The revenues generated will go to an out-of-state corporation interested only in profit extraction, not the safety of our community. 
  4. Incompatibility with City Zoning and Development Policies. The proposed site is designated as an Activity Center under the ABC Comprehensive Plan, intended for a mix of neighborhood-serving uses with pedestrian-friendly design. Maverik gas stations including the proposed one are designed to serve the interstate. Three gas stations already operate at this intersection. A fourth violates the city's own vision for mixed-use development.
  5. Future Blight. When gas stations close, they leave behind underground storage tanks requiring costly remediation. Most sit vacant for years or are repurposed in ways that retain the shell of a gas station. This intersection cannot economically support four competing fueling stations—eventual vacancy and blight are predictable outcomes. There are three gas stations directly adjacent to the proposed Maverik; at least one or all may go out of business if Maverik develops a fourth gas station.
