Hello Neighbors!

If you have been concerned with new multi-level commercial development
along Central, (which is related to the ART project) now is the time to
take action and help protect Nob Hill’s historic character!

In 2007, the Nob Hill Neighborhood Association along with many neighbors
worked hard to establish the current zoning codes in our sector plan, but
many compromises were still given to developers. Now we are concerned that
the codes we worked so hard to establish are not being followed. We need to
stand together and send the message – We will not watch Nob Hill’s historic
character be eroded!

We are pursuing appeals for the Aliso & Copper apartment building and the
storage facility building at Central and Montclaire. Our contention, which
is well grounded, is that both these projects do not comply with the zoning
code. We’ve hired an attorney and the appeals are in progress. Now we need
all the community to step up and help make this happen!

*There are three ways you can help:*

*1. Donate to our new Nob Hill Legal Defense Fund*:
https://www.gofundme.com/nob-hill-legal-defense-fund.

This fund will be solely used to pay legal fees for the current two
appeals, as well as fund any future similar zoning appeals. A donation of
$100 or more will go a long way toward helping protect our neighborhood’s
character. If you cannot contribute this amount, please donate what you are
able, every bit helps!

You can also donate by check. Write your check to NHNA with “Legal Defense
Fund” in the memo line and mail to: NHNA, P. O. Box 4875, Albuquerque, NM
87196. All donations will be added to our GoFundPage as anonymous, off-line
donations unless otherwise noted.

*2. Email the City Planning department *– we expect the City to follow
its own zoning laws and we *will* hold the City accountable! A sample
statement that you can adapt follows. The people to email:

Suzanne Lubar, Planning Director – slubar at cabq.gov

Brennon Williams, Deputy Director – bnwilliams at cabq.gov

Matt Conrad, Assoc. Director – mattconrad at cabq.gov

Code Enforcement – codeenforcement at cabq.gov

Mayor’s Office – https://www.cabq.gov/mayor/how-can-we-help

*Sample message – use as you wish*:

As a resident of Nob Hill, I oppose development which does not follow the
current sector plan and zoning code. Nob Hill is a special part of
Albuquerque which contributes to the quality of life and character of the
city as a whole. Nob Hill attracts tourist revenue, provides a walkable
community to live, eat, and shop, and preserves a unique historic
neighborhood, as well as a section of historic Route 66.

The NHNA has filed appeals on two new construction projects that do not
follow the current zoning code and do not fit into the vision for Nob Hill
that was established in the sector plan with neighborhood, developer, and
city input. I strongly oppose the way they were approved and request that
the proper zoning codes to be applied.

*3. Attend the two upcoming appeal hearings:*

   - The hearing for the apartment complex on Aliso and Copper is *Monday,
January 22, 2018 at 9 a.m*. in the Council Committee Room, 9th Floor,
Albuquerque/Bernalillo County Government Center, One Civic Plaza NW.
   That's this coming Monday!

   - The hearing for the storage facility at Central and Montclaire is *Monday,
January 29, 2018 at 9 a.m*. in the Council Committee Room, 9th Floor,
Albuquerque/Bernalillo County Government Center, One Civic Plaza NW.

Thanks to the combined work of many people, we can protect our neighborhood
character and preserve the quality of life that we enjoy in Nob Hill.
Thank you!
