Understanding Our Zoning Regulations

The zoning regulations governing land use and development in ABQ are called
the Integrated Development Ordinance (IDO). Download the IDO at
www.abc-zone.com  At that website you can also download the most up-to-date
map showing the zone of each lot in ABQ.

In the past councilors could propose amendments throughout the year. Now
proposals are collected and handled as a package once a year. The first such
package is now under consideration by council. Track progress and provide
your comments at www.abc-zone.com

The IDO creates a Character Protection Overlay for the commercial district
of Nob Hill and Highland (CPO-8). Special regulations for building height
and character apply there.

The IDO also creates Mixed Use zones in which permissive or conditional uses
are listed on a table of uses (Table 4-2-1). Most of Nob Hill on Central
Ave. is zoned MX-M, mixed-use medium-density. Permissive uses in MX-M
include residential, retail, small artisan manufacturing, restaurants,
hotels, and office use, among others. This creates opportunities because
building owners can activate commercial buildings in versatile ways that
were not previously possible.  

Communities have always prized working, playing, and living in a single
neighborhood. Modern communities are moving even more in that direction and
mixed use zoning is an important step in allowing Albuquerque to create
those areas.
