Here’s a bit more information for the discussion. 

This location will focus more on wine. Although they will serve beer it won’t be a beer pub. It should be a more upscale wine location. The Thai restaurant next door will be incorporated into the concept. 

Simply sharing in case this is helpful. I recognize this  doesn’t contribute 
to the parking discussion.
