Hi Karen,

At your place, mini split units are the way to go. Specifically, you want what's called a heat pump: it provides efficient AC in the summer and is actually able to extract heat in the winter even on pretty cold days. I've installed mine myself; it's not terribly difficult and modern units like the Mr. Cool mini splits, don't even require line vacuuming. But it is a bit of a chore and if you're not comfortable, I can definitely recommend one of the outfits you see in our neighborhood quite a lot: Allied Plumbing. The most efficient option is a multi head, multi zone 240 V unit. But, that might require electrical upgrades that would add quite a bit to the cost of your job. You can get smaller individual room units for 120 V service, but they're not quite as efficient. Another potential option are the Midea inverter window units. I use three of those for isolated rooms at my place and they're extremely quiet and good. Be sure to let them drain so that you don't get mold buildup, which was a problem on earlier units. That's also the cheapest option, but is suitable only for certain kinds of windows and rooms under 300 sf. Another consideration is your house likely qualifies for the cultural property rebate. It's a pain in the neck going through their process, but it will save you half the cost in the form of a tax credit. Good luck!
