Environmental Planning Commission (EPC) Public Hearing The Planning Department has submitted proposed annual updates to the EPC for review and recommendation at its regularly scheduled public hearing in September as the first of 3 steps in the City's review/decision process. · WHEN: Thursday, September 12, 2019 at 8:30 a.m. (Agenda will be posted here when it is ready.) · WHERE: Vincent E. Griego Chambers (aka Council Chambers), Basement of City Hall Step 2 of the review/decision process will be at least 1 public hearing at the City Council's Land Use, Planning, and Zoning Committee. Step 3 will be at least 1 public hearing at the City Council. |

As the first annual update, there are lots of changes proposed! · Proposed Technical Edits were compiled by Planning staff from comments from residents, developers/agents, architects/designers, and staff. These are minor adjustments to language/organization to improve clarity and to strengthen the original intent of the adopted language. · Proposed Amendments are submitted by by City Councilors and include more substantive changes to the IDO. · Other application materials, agendas, and staff reports will be posted online here when they become available. |

The City received over 1,300 forms from property owners taking advantage of the free zoning conversion process. Staff submitted eligible properties in two batches - Batch 1 in November 2018 and Batch 2 in May 2019. Each batch will be reviewed/decided in three steps, each with public hearings: · Step 1: Environmental Planning Commission (EPC) - Review and recommendation · Step 2: City Council’s Land Use, Planning, and Zoning Committee (LUPZ) - Review and recommendation · Step 3: City Council - Final decision See details for each batch below. |

Batch 1 will be reviewed by the City Council on Monday, August 5, 5:00 p.m. in the Vincent E. Griego Chambers in the basement of City Hall. (Parking below Civic Plaza will be validated.) If approved, the zoning conversion rules will be incorporated on the Official Zoning Map as soon as possible after the adopted Ordinance becomes effective. | Batch 2 was reviewed and recommended for approval by the EPC in n July 2019. Staff is assembling the packet that will be submitted to City Council for review/decision. Staff anticipates a LUPZ hearing in September or October. A map of these properties is available here. |
