Speaking of ART, which is one of the biggest detriments to our neighborhood, was it Buffalo, NY, that had a  similar fiasco, tore it up and put the lanes back to the way they use to be.

I, who also live just off Lomas, agree with Mark. Blaming pandemic and post-pandemic (I hope it’s post) behavior on bars and soon-to-be-opened weed stores seems too facile to me. Apart from the pandemic, ART created a lot of what we’re talking about. I wish it could be torn up, but that doesn’t seem practical.
That said, not all bars are alike, and if they don’t serve food, there is good reason to be cautious. I don’t know High and Dry, but I’ll take Mark’s word that they’ve behaved like responsible neighbors. If I read the announcement correctly, a restaurant will remain on the site, which is a point in High and Dry’s favor.

Unfortunately, loud, fast cars and motorcycles are not unique to this neighborhood or city: this is an increasing problem across the country, especially it seems, exacerbated during the pandemic lockdown. Folks seemingly want to bust out. I live just off Lomas and in 20 years, I’ve never seen it like it has been since early last year. In my careful opinion, it has nothing to do with “drinking places,” most of which were closed for much of last year. High and Dry--this applicant--has had a very respectful presence at their current location in the neighborhood just east of Washington and Lomas for a number of years. This isn’t like downtown and granting licenses to brew pubs is nothing like creating a zone of strip clubs, like we have downtown.
Respectfully,
Mark Cleveland

I agree with Lucille’s comments.  All these drinking places I believe have attracted to the streets of our neighborhood the racing and loud vehicles that care nothing about the people living here.  They just zoom up and down our streets at dangerous speeds.  It has gotten worse and worse in the near 20 years I have lived here.  I see this kind of business not as an asset but a part of the decline of our community.  We have now the legal drug trade and the war makers setting up shops here.  It seems we are we becoming a neighborhood for bombs, booze and drugs.  I say we stop this erosion of our neighborhood.  Bob

It seems like a reoccurring theme with businesses that can survive in Nob Hill now. One of the realizations I've had being on the NH B.O.D. is that the residents are caught between a rock and a hard place.  None of us want to see empty buildings on Central and we cherish our businesses. We are deeply saddened by those that couldn't survive high rents during ART and certainly got destroyed during Covid -19 .
Many of us continue to live in Nob Hill because of the hope of a return to the variety of businesses that existed at one time here. Quaint shops, etc. Parking is a major problem!!! patrons spill over into the neighborhoods.  Our B.O.D. continues to explore solutions for parking.  I have been conflicted in supporting any type of liquor license without food being offered. The part that disturbs me the most is what will happen to Nob Hill when every empty building is filled with Bars and Recreational Marijuana shops?   Is this what we as a community want to see?
Flora has lived through many changes in Nob Hill and has witnessed its erosion.  She is 100 percent correct!  The more bars we accept coupled with the Recreational cannabis coming soon, is a recipe for disaster.  Mental Impairment causes disruption on all levels to neighborhoods. Many owners of Businesses in Nob Hill do not live in Nob Hill which at times creates a disconnect between residents and businesses.   And as for homelessness,  It is already here and we deal with it on a daily basis hoping our approval of funding to remedy this problem will someday help those who are down and out.  It's heartbreaking.
I will continue to vote my conscious and support a variety of well rounded businesses for Nob Hill and will be cautious about giving credence to any industry that alters mental behavior which can negatively impact our Neighborhoods.  Ultimately, if dominance of these businesses continue, many long term neighbors will re-locate to family friendly neighborhoods.

We chose to live in NH 49 yrs. ago with the expectation that businesses would remain on Central and not become encroachments in residential areas.

I’ve lived on Hermosa NE for 20+ years and remember when this neighborhood was vibrant, before the 2008 recession. The property is zoned for this; it’s an appropriate use. The “available” properties on Central are held by a handful of property moguls who, clearly, have no problem keeping places empty to prop up unsupportable rents in the current economy and especially given what ART has done to destroy Central. I think it’ll be a tough go for them at this location; but see no reason to deny them a use the property is intended for. I’m aware they are a responsible business. I support this application.
Regards,
Mark Cleveland

I fully support businesses.  The spaces on Central are over priced for this depressed economy. An empty building is bad. I support the location and will be present to support the businesses. Businesses are restricted to existing noise and business hour restrictions in Albuquerque. Don’t be scared.  Be supportive of businesses. It is better than homeless camps (which are coming soon near you). Ricky Adams308 Aliso Dr SE From: Neighbors_nobhill-nm <neighbors_nobhill-nm-bounces at mailman.swcp.com> On Behalf Of Flora Silva via Neighbors_nobhill-nm

Subject: Re: [Neighbors] Fwd: Neighborhood Meeting Request for 201 Hermosa NE I am not familiar with the business and will wait for the official call for service reports before commenting on this aspect of the application. The location is too close to residents; consider traffic, noise, and parking. I do agree it is encroaching intoresidents' areas.  For this reason, I would not support.Flora On Tuesday, June 22, 2021, 3:38:01 PM MDT, Jen Kihm via Neighbors_nobhill-nm <neighbors_nobhill-nm at mailman.swcp.com> wrote:

On the proposed dates, I think the holiday weekend would reduce participation at the meeting, so should be pushed back. Failing that, I would prefer July 1. On the application itself, I am concerned that a high volume business with evening operating hours would encroach heavily on the residents living literally next door and 50ft across the street. I support the business but not at that location. Greg On Tue, Jun 22, 2021 at 10:43 AM Melodie Eyster via Neighbors_nobhill-nm <neighbors_nobhill-nm at mailman.swcp.com> wrote:
Nob hill friends and neighbors, I am forwarding this notice that we just received. I have discussed it with our vice president and we can see benefit in asking for a facilitated meeting with the applicant.I would ask the community if you agree and do the dates the applicant has offered look OK? Our association would not make a decision at that time but at our board meeting immediately before the ZHE hearing. Also, we would like to get the word out to those in the nearby residences. That could well involve a flyer because of course they’re not all on this email list.
Please reply to me or to all with your ideas. We will probably try to get together a decision in the next couple days. Kind regards, Gary

Subject: Neighborhood Meeting Request for 201 Hermosa NE

Good evening Nob Hill Neighbors,

This email is notice that Consensus Planning is preparing an application for a Conditional Use Approval to be submitted for review by the Zoning Hearing Examiner (ZHE) to allow a “taproom or tasting room” within an MX-L (Mixed-use Low Intensity) zone district.

The subject property is located at the northwest corner of Copper Avenue and Hermosa Drive NE. The Applicant, High and Dry Brewery is excited to propose a public house as their second location in the eastern building on the property, which was most recently used as a tattoo parlor. There is also a restaurant located on the site. Attached are a conceptual site plan and building renderings and additional information about this request. The primary change to the site will be the addition of a patio on the south and east sides of the building.

We would like to submit our application to the ZHE on Tuesday, July 6th for a public hearing on August 17th. To meet this schedule, we are proposing a possible neighborhood meeting to discuss this project with your Associations on either Thursday, July 1st or Monday, July 5th. We hope one of these days works for you. Please let me know which works best. If you determine there is not a need to meet, please also let me know, so we can proceed with our application. We are also happy to present at additional meetings after making our application.

We appreciate your consideration of this request and look forward to working with you throughout our application process.

Sincerely,

Michael Vos, AICP
