Nob Hill Neighbors, We have been notified by Michael Vos of Consensus
Planning of an application for building permit to remodel the 1939 Conoco
Station at 3601 Central Ave. It is to be repurposed as a veterinary clinic.

Mr. Vos states: No new height is proposed, only a small addition on the east
side to also be single-story like the existing building. The elevation in
the exhibits shows some doors and windows being removed/relocated but the
character is intended to remain much the same as it currently is.

This is an administrative decision, not a hearing. Zoning staff will be
reviewing the permit. I am not aware of a time frame so if you want to weigh
in I recommend you do it quickly. If you want to make any suggestions or
have questions please reach out to Mr. Vos.

Subject: Public Notice of Site Plan - Administrative for 3601 Central Avenue
NE

Dear Nob Hill Neighbors:

This email is notification that a Building Permit (Site Plan -
Administrative) has been submitted to the City of Albuquerque Planning
Department by Mullen Heller Architecture for the property located at 3601
Central Avenue NE, which is located at the northeast corner of Central
Avenue and Carlisle Boulevard. The permit number is BP-2021-12043.

Formerly the Golden Eagle Trading Co., the scope of the project includes the
renovation of the existing Trading Post building for a new veterinary
hospital, which is a Permissive use under the site's existing MX-M
(Mixed-use Moderate Intensity) zoning. The building facades will remain
generally as they are currently. The existing wood windows will be
refurbished and repainted. The building will be restuccoed to freshen the
building's appearance. A small addition of 900 square feet will be added to
the east side of the building. The facades of the addition are designed to
integrate with the current Trading Post. The parking lot will be repaved,
and the small windowless building in the middle of the parking lot will be
demolished. The existing building on the east side of the site is not part
of the scope of this project. The existing pylon signs on the site will
remain and be refurbished.

A copy of the proposed site plan and building elevations, along with other
required information is attached to this email. If you have any questions
regarding the project, please contact Doug Heller with Mullen Heller
Architecture at (505) 268-4144 or Doug at mullenheller.com
<mailto:Doug at mullenheller.com> , or reply all to this email.

Sincerely,

Michael Vos, AICP
