Thank you for the information regarding codes.  Interesting to know that we are allowed to rent out our driveways to people with RVs, albeit only for fourteen days.

Folks

I object to using this email service for this sort of discussion.

Albuquerque?s ordinance allows people to park RVs in their drive or yard and sleep in them RVs for up to 14 days. Travelers often use RVs to get to places and often stay in people?s driveways and the law allows it. There?s no special law against them doing this at AirB&Bs. Nothing has been said in this thread that indicates the RV owner is in violation of this or any ordinance so I can only assume this activity is legal.

Can an RV be parked on private property in an R-1 zone?
RVs, boats and boat trailers may be parked inside or outside in a side yard or rear yard, provided that no part of the unit extends over the public sidewalk. The unit can only be used for dwelling purposes for a maximum of 14 days. Cooking is not allowed, and there can be no permanent connection for water, sewer, or electricity.

Thank you Micheal for this important information.  I would like to be able to have guests stay in the trailer that is parked off the street on my property, whether they pay me for my space or not.  I know there are other AirB&B properties that offer this type of accommodation and I was considering offering my trailer during peak times like Balloon Fiesta or Parents Week at UNM.   I am happy to follow city ordinances, however we are not in a Homeowners association and my neighbors do not get to police the way I use my property.

Hi Nob Hill,

A neighbor just told me about a post on Next Door where an AirbnB owner in
our neighborhood Nob Hill is offering to let some person just camp in the
driveway of the Airbnb (instead of that person going to a campground). THIS
is what my wife and I talking about.  As former Portland people, this is
how it starts.  Airbnb's in our neighborhood already take away from a young
couple that might want that home and now Airbnb people are renting out the
driveways to 20' RV's (that I bet you is a piece of garbage)??  We will
report that Airbnb (I am sure their insurance does not cover renting out
the driveway) and it's so disrespectful to homeowners around there.  So
they just have to look at a 20' RV in the driveway for months?  We
certainly don't.  This is exactly the type of thing the Nob Hill
association should have a person handle.  We're ready to help.

Albuquerque?s ordinance allows people to park RVs in their drive or yard and sleep in them RVs for up to 14 days. Travelers often use RVs to get to places and often stay in people?s driveways and the law allows it. There?s no special law against them doing this at AirB&Bs. Nothing has been said in this thread that indicates the RV owner is in violation of this or any ordinance so I can only assume this activity is legal.?

Unfortunately, that's the going rate these days for a new mini split for that size home. And 15 years is an average lifespan. I'm in the same boat so I'll be very interested folks's reports here. Good news is if your house is in the cultural district and in "contributing" condition, Harvey may be able to help with a 1/2 tax credit. I was approved for one just as the pandemic hit so we didn't opt to do it right away; but it does qualify if the conditions are met. I believe the NHNA web site has the link to the state site where you can read the rules and apply.

Albuquerque?s ordinance allows people to park RVs in their drive or yard and sleep in them RVs for up to 14 days. Travelers often use RVs to get to places and often stay in people?s driveways and the law allows it. There?s no special law against them doing this at AirB&Bs. Nothing has been said in this thread that indicates the RV owner is in violation of this or any ordinance so I can only assume this activity is legal.

Hi Nob Hill,

A neighbor just told me about a post on Next Door where an AirbnB owner in
our neighborhood Nob Hill is offering to let some person just camp in the
driveway of the Airbnb (instead of that person going to a campground). THIS
is what my wife and I talking about.  As former Portland people, this is
how it starts.  Airbnb's in our neighborhood already take away from a young
couple that might want that home and now Airbnb people are renting out the
driveways to 20' RV's (that I bet you is a piece of garbage)??  We will
report that Airbnb (I am sure their insurance does not cover renting out
the driveway) and it's so disrespectful to homeowners around there.  So
they just have to look at a 20' RV in the driveway for months?  We
certainly don't.  This is exactly the type of thing the Nob Hill
association should have a person handle.  We're ready to help.

One thought occurs to me to pitch in: the ordinance seems to be about
having a visitor for up to 14 days.  How does this fit with the
potential of renting to a series of visitors for unlimited bundles of
days?
